New renderings and new building permits have been released for 2000 16th Street in Richmond Grove, Sacramento. The five-storey proposal would bring more than a hundred homes near the Ice Blocks and city centre. Mutual Housing is the project developer in partnership with the Capitol Area Development Authority.
The 57-foot-tall building will occupy 92,320 square feet, with 87,300 square feet for housing and 2,500 square feet for retail. The project will create 134 homes, all of which will be designated as affordable housing. Units vary in size and include 68 studios, 65 one-bedroom apartments and one two-bedroom apartment. The parking lot has space for 20 cars and 70 bicycles.
Kuchman Architects is responsible for the design. The illustration shows a dated podium-style apartment. The articulated facade will be clad in cement stucco, Hattie lap siding and thin brick veneer. A rooftop deck will be added to the corner of 16th and T Streets as a shared amenity for all residents.
A ground-level courtyard will provide additional open space. The landscaped area will include seating, outdoor dining facilities and a mini dog park. Other facilities and services include function rooms, lobby and on-site support services. Roach + Campbell are the landscape architects.
The application would take advantage of Senate Bill 330 to expedite the approval process. The 0.75-acre property is nestled between 15th Street, 16th Street, T Street and Tomato Lane. Nearby, construction is underway at 1500 S Street. Estimated construction costs and timelines have not yet been determined.
