Zaha Hadid Architects (ZHA) plans to renovate Le Schuylkill Tower, a modernist residential development in Monte Carlo.
Built in 1963, the building contains 188 residences, ranging from studios to four-bedroom family homes, with views of Port Hercules, the Royal Palace, Old Town Monaco and the Mediterranean Sea.
The renovation, expected to cost €170 million, will bring the accommodation up to modern standards.
Le Schuylkill is built on a steep site with a slope of 22m between the north and south boundaries. There are seven floors built into the rock face, with the upper 17 floors divided into three separate blocks.
The renovation will increase the total floor area from 32,000 square meters to 41,000 square meters and will reconfigure and renovate all residential interiors, including extending each apartment’s original balcony to the outdoor living room and adding a concierge desk. Residential entrance.
Public spaces such as luxury restaurants, club lounges, gyms, swimming pools and spas will be added.
The tower’s top two floors will be replaced with three floors made of mild steel that is light enough to be supported by the building’s existing structure. This will create six penthouses.
Ceramic rainscreen insulation will be added to the exterior walls and stainless steel awnings will be installed over the entrances; coated aluminum panels will cover terraces and balconies.
Green features will be added, such as rainwater and greywater recycling, an on-site waste management system and connections to the region’s seawater cooling grid.
The tower will be reinforced to meet Monaco’s latest seismic standards.
ZHA collaborated with local firm Square Architecte. Renovation work has begun and is expected to be completed in May 2027.
