Zaha Hadid Architects has announced designs for the renovation of Le Schuylkill Tower, the first high-rise building built in Monaco in 1963.
The residential tower enjoys a prominent position in Monte Carlo, overlooking the Principality’s Port Hercules, with panoramic views to the south of the Royal Palace, the Old Town and the Mediterranean Sea beyond.
Zaha Hadid Architects was invited by the owner to conduct a feasibility study for the tower. The company assessed the development potential and the scope of work required to refurbish the existing building.

Following a comprehensive analysis, ZHA was appointed to renovate and extend the tower together with local practice Square Architecte.
According to Mr. Zha, construction work has begun on site and is scheduled to be completed in May 2027.
The existing tower, which consists of 188 apartments ranging from small studios to four-bedroom family units, sits on a steep site with a 22-metre slope between the north and south boundaries.

The tower’s lowest seven floors are built into the rock face, while the upper 17 floors are divided into 3 separate blocks, each with a vertical circulation core on the north side of the building.
The firm’s renovation and renovation of Le Schuylkill Tower will respect the client’s requirements “by working within the constraints of the 60-year-old building, preserving the design heritage of the existing structure while raising the standard of all living accommodation to What the residents of Monaco now expect.”

The refurbishment plan will replace the tower’s top two floors – which will require the most extensive redevelopment works – and add three new floors supported by the building’s existing structure.
While retaining the original 1963 structure, ZHA will add six new penthouse apartments with unparalleled views of Monte Carlo harbor.
By increasing the tower’s floor area from 32,000 to 41,000 square meters, the team will retain the footprint of the original structure. The renovations will also include a new resident entrance with a concierge desk on Avenue de la Costa.

“The reconfiguration and refurbishment of all residence interiors, as well as the extension of each apartment’s original balconies into the outdoor living areas, were also incorporated into the refurbishment plans,” said Zaha Hadid Architects.
“Following extensive surveying, monitoring and modeling, the existing concrete structure will be strengthened to meet the stringent seismic standards currently required by Monaco and to take into account the new penthouse to be installed at the top of the tower.”

As ZHA explains, “This new structure on floors 15-18 is made from lightweight mild steel (XCarb), allowing the penthouses to combine fully glazed walls with minimal frame profiles, open-plan layouts and large outdoor terraces. of cantilevers combined together.”
The studio will design a new ceramic rainscreen facade, provide ventilation cavities and new insulation. The renovation redefined the silhouette of the tower’s top and enhanced the building’s connection to the coastal boulevard.

Coated aluminum panels form the panel cladding of the new terraces and balconies, while an elaborate stainless steel canopy will be installed over the entrance hall.
The refurbished tower is planned to be a decarbonised building by eliminating fossil energy supplies and replacing them with renewable energy. In addition, the preservation of the existing concrete structure, as well as the recycling, reuse and repurposing of existing building components, the selection of materials, products, technical equipment and systems are aimed at reducing carbon emissions throughout the life cycle.

The studio added: “The tower’s full life cycle carbon assessment results in a global carbon impact of 623 kgCO2e/m2, meeting the 2030 RIBA Climate Challenge threshold of 625 kgCO2e/m2.”
“The renovation project received 75/80 points in all seven categories of the BD2M Environmental Certification Programme, which evaluates factors including the use of ecological performance materials, energy consumption monitoring, summer comfort analysis, environmental program development, Envelope Air Tightness and Site Management. ”
The retrofit scheme introduces rainwater and greywater recycling to reduce water consumption and is also expected to improve the thermal performance of the building envelope, enhance solar shading and install an on-site waste management system.

“In addition, the system will also provide hot and cold water to all apartments, significantly reducing the tower’s overall energy demand by replacing the original building services with a new system connected to the area’s seawater cooling network,” the company said.
“To further optimize the use of the tower’s original structure, new public spaces will be incorporated, including a large dining room with catering facilities for residents to entertain large gatherings of friends and family, as well as a new club lounge, gym, swimming pool and Spa,” the company added.

Zaha Hadid Architects has completed a new office and retail tower in Prague, Czech Republic, featuring smooth and continuous vertical golden fins.
