Text description provided by the architect. Amsterdam’s Zuidas has a dual personality. There are large offices on the south side of the A10 and terraced houses on the north side. In the middle there is a building from the 1970s, designed as offices and used as a school, which we are restoring to its original function. However, it will be a “first-class office tower” because the city, the community, the location and the architecture demand that. We feel obligated to do so.
Although the existing building stands independently on the plot, it is part of a larger family of buildings in a linear strip between the Zuidas high-rise buildings and the low-rise residential buildings to the north. While each building has its own character, they all share an important value, the green belt that surrounds all the buildings and connects them to each other. On a larger scale, the strip also forms a green buffer between the two urban environments. With the reconstruction, the free space surrounding the building was designed as a garden, underscoring PI59’s unique status as a park villa.
The existing concrete facade, with its decidedly brutal character, was replaced by a façade that was diametrically opposed in many respects. The open grid makes the building more inviting rather than closed. Large windows with curved glass make the building transparent rather than dark. Bronze ornaments make the architecture no longer crude but refined. Polished concrete with additional natural stone makes the building dynamic rather than lifeless. However, we used all of these elements to ensure that the physical character echoed its original character. Elegant Brutalism.
PI59 adds a distinctive office building to Zuidas. The extremely large floor area of over 3,000 square meters and the height restriction of the low-rise building (six floors) provide the shell for the ultimate comfortable working environment. Adequate lighting, reasonable layout, fresh air, flexible zoning, and diverse space types provide the best conditions for various activities. The building is designed according to various advanced benchmarks such as BREEAM, WiredScore, RE\DEFINE and Net Zero Carbon, thereby committing to the climate goals of the Paris Agreement and becoming a “best-in-class office building”.
