Prado Group has submitted plans for a residential project at 3700 California Street in Presidio Heights, San Francisco. Developers plan to build 492 apartments on the former California Pacific Medical Center campus, new documents show.
Prado Group purchased the site from TMG Partners and Grosvenor in late 2022 for $51.5 million, according to city records. Prado and the city said the proposal aims to create an urban infill that “reconnects the adjacent neighborhoods of Presidio Heights and Jordan Park.”
As SF Chronicle’s Laura Waxmann reported in late February, Prado Group CEO Dan Safier told neighbors of the site that the project “is not going to grow to exceed the currently allowed 80-foot limit.” The plan supports this, albeit with an increase in residential capacity from his original estimate of 320 units.
Construction will create 18 new buildings of three to eight stories, preserving the existing five-unit complex at 401 Cherry Street. The complex will be 965,800 square feet, with 684,000 square feet for housing, 216,300 square feet for parking and 64,500 square feet for institutional assisted living space. Parking spaces can accommodate 488 cars and 274 bicycles.
Unit types will include 45 studios, 209 one-bedrooms, 208 two-bedrooms and 30 three-bedrooms. That includes 15 new single-family homes in the city. Area C will include a 157-unit senior housing complex connected to a 75-bed institutional assisted living and memory care facility.
Planning documents do not specify which architecture firm will be involved in the design. Previous plans were drawn up by Robert AM Stern, a prominent American architect known for his embrace of modern traditionalism.
The 4.84-acre site is located between California Street and Sacramento Street, across Maple Street and Cherry Street. The site is near 3333 California Street, another project by the Prado Group that plans to replace a former medical facility with hundreds of homes. Safier told The Chronicle in February that the company was still moving forward with the 752-unit project, aiming to begin construction in 2025 or 2026.
Construction costs are estimated at approximately $370 million, a figure that does not include all development costs. A timetable for construction and completion has not yet been announced.
