Development plans have been announced for an eight-story residential project at 4590 Patrick Henry Drive in Santa Clara, Santa Clara County. The proposal seeks to replace Mission College’s low-rise office tower and the Levi’s Stadium surface parking lot that contains hundreds of homes in a specific plan for Patrick Henry Boulevard. Walnut Hill Group is the project developer and is represented by KASA Partners.
The development plans were released nearly two years after KASA Partners submitted preliminary permission. The pre-application specifies that the developer aims to take advantage of the state density bonus program and Senate Bill 330 to expedite approvals and increase housing capacity. The project will include 15% affordable housing of a quality consistent with both laws.
The proposed 85-foot-tall building would be approximately 417,450 square feet, with 276,000 square feet for housing and 126,000 square feet for a three-story garage. The podium parking lot can accommodate 324 cars. Additional space can accommodate 303 bicycles. Unit types include 31 studios, 160 one-bedrooms and 93 two-bedrooms.
BAR Architects is responsible for the design, working with BKF Engineers and GLS Landscape Architecture. The podium-style complex will feature a massive plaster structure that extends beyond the structure at an angle. The three-story garage will be wrapped by the house, making the cars invisible to pedestrians walking along Patrick Henry Boulevard.
Residential amenities will include a pool deck and outdoor plaza on the fourth-floor courtyard. A half-acre park will be dedicated to the city, providing potentially attractive amenities for the burgeoning community.
The street is presumably named after Virginia-born founding father Patrick Henry, who is remembered for his words “Give me liberty or give me death” at the Second Virginia General Assembly in 1775. Remember. In March 2022, the city adopted streets named after Patrick Henry. The Drive Specific Plan, a master plan, could result in the redevelopment of 74 acres of low-rise office space with 10,300 to 12,000 housing units. The detailed plan follows the success of Tasman East attracting development. The city adopted the Tasman East Specific Plan in late 2018, resulting in approximately 1,500 units being built in the 45-acre community, which includes the tallest building in Santa Clara.
The 2.8-acre parcel is located between Patrick Henry Drive and Calabazas Creek. The location is near Great America’s Mission College campus and a half-hour walk from Levi’s Stadium. It’s a 10-minute walk to the VTA light rail station, providing easy access to transportation throughout the county.
Estimated construction costs and timelines have not yet been determined.
