The city of Berkeley has approved plans to build a six-story residential building at 2136 San Pablo Avenue in southwest Berkeley in Alameda County. The project could create more than a hundred homes in low-rise buildings next to George Florence Park. Irvine-based Allrise Capital is the property owner and applicant.
The 70-foot-tall building will occupy approximately 93,280 square feet, with 79,600 square feet for housing, 2,500 square feet for ground-level commercial space, and 740 square feet for mechanical uses. Garage floor area unspecified. Parking spaces can accommodate 50 cars and 72 bicycles.
The development will offer a variety of units, including three specialty live/work units, five ground-floor loft apartments, 41 studios, 71 one-bedrooms and five two-bedrooms. Ten apartments will be deed-restricted because they are affordable for extremely low-income families. Including below-market-rate housing allows developers to obtain exemptions related to project height and density.
Trachtenberg Architects is responsible for the design. The illustration shows that the design focuses heavily on its relationship with George Florence Park, a small community open space surrounded by single-family homes. The west exposure will be stepped, with a gabled roof and stoop helping to create the style of the home. In contrast, the structure will take full advantage of its mid-rise height overlooking San Pablo Boulevard.
Exterior materials include cast-in-place concrete, corrugated metal, smooth metal siding and stucco. Thomas Barker and Associates will be responsible for the landscaping. The firm will oversee several tree planters and porticoes on the ground level, as well as a shared podium-level courtyard.
Allrise Capital is an Irvine-based investment fund involved in real estate, venture capital, cryptocurrency and the assets of the British EMOV Group oil and gas company. The company purchased a portfolio of projects in Berkeley and San Francisco in late 2020, including SoMa’s 598 Bryant Street and 650 Harrison Street. The firm has since partnered with N17 to unveil plans for high-rise buildings at two sites that take advantage of state laws to maximize density.
The property is expected to be located immediately adjacent to 2198 San Pablo Avenue, a fully licensed seven-storey proposal owned by Allrise and designed by Trachtenberg.
Estimated construction costs and timelines have not yet been determined.
