The Berkeley Landmarks Preservation Commission voted to preserve the front of the United Arts Theater at 2274 Shattuck Avenue but not the rest of the building. City Council will review the decision at a public meeting next Tuesday. Thereafter, once funding is secured, developer Panoramic Interests expects to have a clear path to begin construction on the 227-unit tower.
Patrick Kennedy, owner of Panoramic Interests, confirmed in a letter to YIMBY that “the project is moving forward, but we have not yet sought financing as we do not expect to break ground until approximately the second quarter of 2025.” The building will be completed in 2025 Construction begins and the first residents could arrive sometime in 2027 or 2028.
The 183-foot-tall tower will occupy 215,400 square feet, of which 860 square feet will be dedicated to commercial retail and 1,300 square feet of one-car parking for retail use. The project will include a variety of unit types, including 32 studio apartments, 49 two-bedroom apartments, 80 three-bedroom apartments and 66 four-bedroom apartments. Additional parking spaces are available for 90 bicycles. Of the 227 units, 23 will be designated as affordable units for very low-income households.
Trachtenberg Architects is the architect on the project. Illustrations first shared last year showed the 17-story tower would be clad in limestone-colored stucco and steel panels. The structure will be made of mass timber frames, but will be just two stories shorter than oWow’s capped mass timber building at 1510 Webster Street in Oakland.
The proposal fits into a half-acre L-shaped parcel between Shattuck Avenue and Bancroft Road, adjacent to the Berkeley Public Library. Future residents will be located just two blocks from the downtown Berkeley BART station and one block from the western edge of the UC Berkeley campus.
