One of the biggest technological developments of this decade can undoubtedly be attributed to solutions that help us better visualize our products. From 3D and digital modeling to augmented reality and virtual reality, technology is enabling experts, especially developers, designers and architects in the real estate sector, to better visualize and take action on their projects. This will increase efficiency, reduce resource waste and develop environmentally sustainable projects. These developments are perfectly aligned with the green revolution currently underway in the Indian real estate sector, aiming to contribute to India’s commitment to achieve net zero emissions by 2070 while future-proofing its business.

During this transformation journey, Building Information Modeling (BIM) is becoming one of the most impactful initiatives in developing modern, sustainable real estate projects. It involves creating model-based designs of the physical and functional features of a project, developing them in an environmentally sustainable way. 2 According to industry estimates, BIM can help reduce project costs by 20-30%.
Simulating building energy consumption through BIM
It is important to determine the lifespan of a real estate project in order to price it and create the right value for all stakeholders, including developers, buyers, landowners and investors. Here, various tools such as energy performance simulation, lighting analysis, construction and demolition waste analysis and other key parameters are deployed to help understand the carbon footprint of the building and minimize carbon emissions during construction.
BIM can broadly study four aspects of construction, namely land, water, energy and materials. Here, it regulates and simulates the construction progress on the plot, helps efficient use of water, drainage and planning, controls energy consumption within the building and analyzes deficits and gaps respectively. Additionally, it examines material consumption and usage at various stages of the project.
The Building Information Modeling project also involves the exchange of information between AEC (architects, engineers, contractors) professionals to enhance interaction between design teams. This collaborative effort keeps every aspect of project construction in sync with the developer’s sustainable vision.
Strong demand for BIM engineers

This is significant given the various initiatives introduced by federal and state governments, including smart city initiatives that require the development of energy-efficient and sustainable buildings. Furthermore, according to the Economic Survey 2017-2018, India will require high investments of approximately US$4.5 trillion by 2040 to develop infrastructure. This requires BIM to play a greater role in developing cost-effective and sustainable infrastructure in the country. According to the Economic Survey 2017-2018, we expect BIM to play a central role in its realization. This has resulted in greater demand for BIM engineers and greater collaboration between architects, engineers and contractors, making it an attractive field for young professionals. The real estate sector in India will evolve over the next decade around sustainability, and BIM will play a key role in its development.
