During a public hearing on March 28, the Los Angeles City Planning Commission signed off on plans to build a small mixed-use building on Hyperion Boulevard in Silver Lake.
The proposed project will replace the 2336-2346 N. Hyperion Avenue, under development Christopher Kinsling and Craig Kinsling of CK Development. The plans call for a new four-storey building containing 15 one and two-bedroom apartments, 974 sq ft of ground floor commercial space and surface and underground parking for 17 cars.
The off-menu density bonus incentives requested by the developers would require approval from the City Planning Commission to allow for larger buildings than the zoning would normally allow. In exchange, two of the apartments will be set aside as deed-restricted affordable housing at the very low-income level.
RoTo Architects and FSY Architects remain the design team for 2346 Hyperion, a project that has evolved since it was presented to the city in January 2023 but still retains its exterior of perforated white concrete, metal panels and wooden louvres. Likewise, the plan still shows a series of courtyards and convenient platforms carved into the building.
