A recent site survey conducted by Philadelphia YIMBY indicates that preparations are underway for demolition of 2012 Chestnut Street at Rittenhouse Square in Center City, where the building currently occupying the site will be replaced by a 14-story residential tower. Designed by JKRP Architects and developed by the Philadelphia Housing Authority (also the owner) and Alterra Property Group, the building, whose full address is 2012-14 Chestnut Street, will have 162 residential units, 130 of which will be at market operating rates, plus 32 units will be classified as “workhouse housing”. The plans also include about 4,500 square feet of retail space on the ground floor.
Since we last visited the site last May, the property has been fenced off and an excavator has been present at the site.
The Philadelphia Housing Authority vacated its headquarters building in the late 2000s, housed in a grand, 17,920-square-foot four-story prewar loft. Around 2013, the group announced its intention to redevelop the vacant building, selecting Alterra Property Group as its development partner. Initial plans for the site proposed a larger building, designed by Cope Linder Architects. The 175,000-square-foot building will stand 253 feet tall, have 20 stories and accommodate 200 apartments.
Since then, architects have changed and the design has been revised to its current version, with a planned height of 161 feet.
